The 14.2 acre site, which is close to Ennis town centre, is zoned for mixed-use under the Clare County Development Plan
COSTELLOE Estate Agents and Joint Agents Savills are pleased to bring to the market approximately 14.2 acres (5.57 Ha) at Clare Road, Ennis, County Clare.
This is a rare opportunity to acquire a sizeable landmark site in Ennis Town Centre, which is zoned for mixed-use under the Clare County Development Plan 2023-2029.
The site is located just 1.2km south of Ennis Town Centre, the largest town in Munster. The site fronts onto Clare Road, the main approach road to Ennis from Limerick.
With a strategic location for a considerable mixed uses scheme, the site has good access to Ennis Town Centre as well as significant infrastructure in place, which would promote a mixed-use development.
The area is serviced by multiple bus routes at the site’s western boundary; the Ennis Train Station is just to the 1.3km north.
The site is centrally located within Ennis and with the N85 just 750m south of the site and the M18 motorway just 3.4km to the east, it is well-linked nationally.
An extract from the recently adopted Clare County Development Plan 2023 - 2029, states that ‘mixed use’ developments shall include the use of land for a range of uses, including bulky retail goods, making provision, where appropriate, for primary and secondary uses e.g. commercial/retail development as the primary use with residential development as a secondary use.
The neighbouring planning permission was granted in February 2023 and provides a recent precedent for a mixed-use scheme, on the subject site of 14 acres of mixed-use lands.
Given the site’s strategic town centre location, a mixed-use development incorporating a retail park element would be the optimal commercial use.
The site is being marketed by the joint selling agents Costelloe Estate Agents and Savills with the Guide Price available upon request.
Costelloe Estate Agents and Savills commented: “This strategically located site is a rare opportunity to acquire a sizeable landmark site in Ennis Town Centre. As Ennis has no retail park offering, this would be seen as an opportunity, which will attract developers, occupiers, and investors alike, who have an interest in this development opportunity. We believe the interest in the site will be driven by the sought-after and established location, with the neighbouring site recently granted planning permission. Which will provide the precedent for significant commercial and residential development in the area.”
